Price your home right and buyers come to you. Here’s how recent sales, condition and timing shape the right list price in Northern Virginia.
Of all the decisions you make when you sell, the list price matters most. Price it right and you attract serious buyers from the first weekend. Price it too high and your home can sit while buyers tour the competition instead.
Here’s how I help my sellers land on the right number.
Start with recent sales nearby
The best guide to your home’s value is what similar homes near you actually sold for. I look at:
- Recent sales of homes like yours, close by and ideally within the last few months
- Homes under contract right now, which show where the market is heading
- Active listings, which are your competition the day you list
- Listings that didn’t sell, which often show what buyers weren’t willing to pay
Adjust for what makes your home different
No two homes are exactly alike, so the comparisons need adjusting for things like:
- Updated kitchens and bathrooms, or ones that need work
- Overall condition, including the roof, windows and systems
- Size, layout and a finished basement
- Lot size, parking and a garage
- Location, including the street, school assignments and commute
Treat online estimates as a starting point
Automated estimates can be a useful ballpark, but they can’t see inside your home or know what makes your street special. A free home value report from someone who knows your neighborhood gives you a much more accurate picture.
Choose a pricing strategy
Once we know your home’s market value, we decide how to position it:
- At market value. Priced in line with recent sales, so buyers see it as fair from day one.
- Just below market value. In some markets this draws more buyers and can lead to multiple offers. It works best when demand is strong and your home shows well.
What I steer sellers away from is pricing well above market “to leave room to negotiate.” Overpriced homes tend to sit, and a home that sits often ends up selling for less after price cuts.
Remember the appraisal
If your buyer is getting a mortgage, the lender will order an appraisal. If the appraisal comes in below the contract price, it can lead to renegotiation. Pricing based on solid sales data helps avoid that.
Presentation affects price, too
Buyers pay more for homes that look cared for. Small projects like fresh paint, deep cleaning and curb appeal can make a real difference. My home prep checklist covers the basics, and Compass Concierge can cover the upfront cost of updates until your home sells.
Watch the first two weeks
The first couple of weeks on the market tell us a lot. If showings are strong and feedback is positive, we’re on track. If not, we’ll look at the feedback together and decide whether to adjust.
